What should I look for in a roofing or solar contractor?

Roof and solar projects are not inexpensive, so you need to find a company you can trust, one that treats you in a professional manner, and one where if there is an issue with your project you know you have recourse to solve the problem and one where there is a solid history of customer satisfaction and third party proof points of their service record.

Some specific things to look for in a roof or solar contractor include:

  • A contractor with great online reviews and an excellent reputation - either through Google or another rating and review service
  • BBB (Better Business Bureau) accreditation and their BBB rating
  • A GC (General Contractor) licensed roofing or building contractor - this helps ensure you have additional recourse to go back to the licensing board in the event of any issue and also can give you confidence that the contractor is a master at their craft.
  • A contractor with a GAF Master Elite Certification (GAF is the largest manufacturer of shingles in the US and this is a certification program of theirs for their top roofers)
  • A contractor that has won awards and is unique among its peers, such as GAF’s Triple Excellence Award or even the more prestigious President’s Club Award
  • Customer feedback that shows the contractor treats you in a professional and trustworthy manner (you can usually get a sense of this in a contractor’s online ratings and reviews)
  • A contractor that has been in business for at least 10 years so that you can have confidence they will be there to for any future needs or warranty claims

How long will my new roof last?

Even the best quality roofing system has an expiration date. However, the better your contractor and materials, the longer your investment will last. Typically, ~20 years is an acceptable lifespan for a new roof. However, roofs can last longer or not as long depending on the type of materials used, the craftsmanship of the original installer, and especially the weather impact over time.

If you have purchased a home and do not know when the roof was first constructed, we recommend that you have a roof inspection to determine the remaining useful life of your roof. This will help you to both better maintain the roof to maximize longevity, as well as begin to budget for a new roof if you anticipate needing one while you own the home.

Who backs my warranty if your company goes out of business?

With Elite, we offer GAF’s Silver Pledge extended warranty as standard on most roofs and oftentimes include a Golden Pledge extended warranty.  GAF has been in business for over 100 years so you can rest assured that if anything ever happened to your roofing contractor, you would have warranty coverage from the manufacturer (GAF) if you’ve purchased either Silver or Golden Pledge warranties.  The GAF Silver Pledge warranty gives you a workmanship warranty of 10 years and the Golden Pledge warranty gives you a workmanship warranty of 25 years for residential homes. That’s 23 years longer than the average 2-year workmanship warranty.

With contractors that just offer their own workmanship warranty, if the roofing company goes out of business the warranty is no longer in effect. Only Master Elite Contractors

What is a roof inspection?

A roof inspection is a comprehensive analysis of the health of your roof, identifying areas of deterioration, concern, or potentially if you have had weather-related damage.  Elite Roof and Solar offers free roof inspections for new customers.

What causes roof wear and tear?

The main causes of roof deterioration are weather (heavy rain, hail, and temperature extremes), algae growth, and any significant events such as falling tree limbs.

What size hail is damaging to roofs?

Both the age and condition of your roof can impact how it is affected by hail, but a good rule of thumb is that any hail larger than a marble can cause damage to your roof and gutter systems.

I have water spots on my ceiling. How can I find where the roof leak is coming from?

Water leaking in from your roof can travel a long distance before becoming apparent in your attic or ceiling. If the spots are in a bathroom or room that has a pipe venting up directly from it to the roof, the cause is often an old or deteriorated pipe boot.  These are much simpler roof repairs typically than leaks that are occurring in other rooms or areas. Also, if you have an HVAC system in your attic or above your ceiling, it’s worth checking those units to see if the ceiling damage is actually being caused by the HVAC system rather than the roof. In the end, it is best to trust a professional to find the source of the leaky roof quickly and determine the best solution. Elite Roof and Solar offers free inspections so that our team of professionals can help you find the root cause as quickly as possible and recommend the most effective corrective actions.

How long does a roof replacement take?

A roof replacement will depend on the size, shape, and design of the roof of your home.  However, our crews are very efficient and for the average-sized home, we most often can complete tear-off, replacement, and clean-up in as little as 1-2 days!

Should I get a new roof before I sell my home?

If your roof is at the end of its useful life, you will likely have a much easier time selling if the roof is replaced. Home buyers may not be able to obtain a mortgage on a home with an expired roof, and the expense of putting on a roof may scare them away. If you know it is going to be an issue but cannot afford to put the new roof on without selling the home first, speak to your agent about ways to negotiate the price of the roof into the sale of the home.  We work with both buyers and sellers regularly.

What is solar energy?

Solar is a renewable form of energy that produces power from sunlight.

How do solar panels work on my home?

When the sun shines on your solar panels, it creates an electric current that flows from your panels to your solar inverter. Next, the solar inverter converts the energy into alternating current (AC) and sends it to your breaker box, which you can use to power your home.

What is a solar inverter?

Solar inverters change the direct current (DC) from your solar panels into alternating current (AC) that your home can use for electricity.

What happens if my panels produce more electricity than I use?

Depending on your state and utility company, you may be able to participate in a net metering program and potentially be credited for the excess energy that your solar panels generate. You can also elect to store the excess energy in a battery backup* for later use during a power outage or at night.

*Battery backup may not be available for GAF Solar Roofs at launch.

What is net metering?

Net metering is a program that measures the electricity you receive from your utility, as well as any excess energy your solar system sends to your utility. Your utility will supply your net meter to keep track of what you consume from and export to the grid. You may receive credit for exported energy to help offset the cost of the utility electricity you consume.

Programs/availability differ from state to state, so please be sure to do your homework. Net metering and similar excess or buyback programs and participation vary by location and utility provider, and are subject to change from time to time. We do not make any guarantees. Check with your utility provider for details.

How efficient are solar panels?

Solar energy is one of the most plentiful forms of energy found on Earth! But it isn’t 100% efficient. That being said, there are various factors that can change the specific efficiency of your solar panels, including average sun exposure, weather patterns, and type of panels, etc.

What are the benefits of solar energy?

Short answer — lots! When you install solar, you not only potentially save money on your electric bills each month and protect against future rising electricity rates, but you are able to contribute to the environmental benefits, which include, among other things, reducing greenhouse gas emissions and air pollutants.

Do solar panels work on cloudy days?

Yes. The sun still shines on cloudy days, which gives your solar panels plenty of opportunities to generate energy. Although solar panels are at peak performance on sunny days, you can still generate energy on cloudy days to help power your home.

Do solar panels generate energy when it rains or snows?

Generally speaking, solar panels generate less solar energy when it rains or snows.

Do solar panels work in the winter?

Yes. Solar panels work in the winter the same way they work in the summer! There may be a difference in energy production due to a reduction in sunlight hours, but they will still produce solar energy for your home.

How much do solar roofs cost?

The number of solar shingles and shape of your roof factors into the overall cost, so it really depends on the specific sun exposure and design for your home.  The beauty of a solar roof is you are purchasing a new roof and integrated lay-flat solar shingles all at one time - this is the optimum solution for maximum water integrity and leak prevention.  Ask us for an estimate if you are interested.

Do you install solar panels on metal roofs?

At this time we are strictly focused on supporting the GAF Solar Shingle roofing system, which leverages asphalt shingles as their primary roofing material. We do not currently sell stand-alone solar panels for installation on metal or other roofing materials.

Is solar a smart investment?

There has never been a better time to harness the power of the sun. Over the life of the system, a solar system has the potential to pay for itself by reducing your electric bill and increasing the value of your home. Also, depending on your electric company, you may be able to sell excess energy back to the grid!

Solar energy is one of the cleanest energy sources and truly is the energy of our future. Investing in solar today means minimizing your risk of ever-increasing electricity rates, brown-outs / black-outs, and having greater peace of mind that you will have access to electricity no matter whatever the political climate of the future may bring.

When should I expect to see savings?

Our estimates are based on annual solar production, so while savings will vary based on various factors, we anticipate you will see savings on your electric bill over the life of the system.

What tax credits, rebates and incentives may be available for solar?

Solar rebates, tax credits and incentives vary depending on where you live. The most significant is the 26% federal investment tax credit (ITC), which allows you to deduct up to 26% of the cost of your solar energy system from your taxes and is currently available through 2022. Some states even offer additional tax credits, and certain municipalities and utilities also offer cash rebates or other incentives. These amounts are subject to change, so consult with a tax professional if you have any questions.

If I finance my system, when do my loan payments start?

It depends on your lender and the program you choose, so contact them for more details.

Will solar impact my property value?

Definitely! A study conducted by Zillow® concluded homes with solar panels sold for 4.1% more on average than comparable homes without solar power. While sale premiums vary by market, it is great to know that solar is attractive to many buyers.

What happens if I sell my house?

Great news! Because solar can add value to your home, most solar owners simply add the cost into the listing price of their home and, if they used financing to go solar, pay the balance off at closing. The other option is an assignment of the solar lending agreement, which may be allowed by certain lending partners. Contact your lender for details.
